580 - 640 Credit Score

FHA requires at least 580 credit score. A Conventional loan requires at least 620. A VA loan requires, a 620 credit score. an USDA loan requires a 640-credit score, but you may still eligible if an under writer manually process the application.

Pull Credit

Once you have found the lender that fits your needs. The lender will pull your credit. And it will show as a hard inquiry. Now you can begin to look at homes in the price rang your lender pre-approved you for! DO NOT apply for anything else with your credit during this process of purchasing a home.

Providing Verifiable Income

To secure the loan, the lender will request supporting documents. Like 2 years of filed taxes & W2s. Also, 2 years of employment verification or current employer. Depending on the lender some will allow a letter for employment for new employees.

DTI

Debt-to-income ratio should not be higher than 45%. Strong credit profiles may allow you to have a higher DTI and still qualify for the loan. A tip is to pay down all your credit cards to a $0 balance to help decrease your DTI.

Contract

After you have picked your dream home. Next is to write an offer that has accepted. Lastly, It's time for inspections, appraisals, & title work. Inspection is for the buyer's purpose to know about the property. The appraisal is for the lender & determines the value of the property. The lender will NOT give more than the appraisal amount.

Earnest Money

Earnest money is used in real estate like a security deposit. To secure the agreement, it can vary from many things like check to a boat & etc. As long as BOTH buyer & seller agree in writing! Earnest money is held by the title company or the real estate broker. And is used to help reduce the balance in the transaction.

Title Search

A title, lien & judgement search will be done by the title company. This search will be done on the home your are purchasing & you as an individual. To see if that are any court orders against you. Child support also applies.

Pull Credit

Your credit will be run again for the second time. During this process, this time is to finalize that no changes have happen to your credit file. And to verify that DTI ratio hasn't changed & that information given to the lender is correct.

Down Payment

FHA requires at least 3% as a down payment. A Conventional loan requires at least 3% but can go up to 20% down. And a VA loan & an USDA loan do not usually require any down payment.
